Can anyone out there help me with the following? any advice at all is greatly appreciated…..We live in a block of 15 flats and have just bought the freehold so we can undertake some refurbishments. All 15 of us own an equal share. However, unwittingly it seems that we have voted in a board of directors (4 other residents) who will spend the money in the communal maintenence fund as they see fit – without consulting any other residents. You see, a letter was put through our door asking if we were happy for 4 people to be voted in who would be in charge of accounts, taking minutes of any meetings etc. We all agreed, but certainly were not aware that we were agreeing to them to make all decisions to do with our property. We thought there would be a vote of 15 with majority getting their way. For example, one of the guys has decided it’s appropriate to lay down a black and yellow carpet in communal stairs without consulting anyone, except the 4 other guys. When i asked him about this
I ran out of words!! yes so when i asked the leader of the pack he said that since we’d signed his letter there was nothing we can do until this time next year when we can vote out the current board of directors! is this true?? his letter did not say anything about being a legal document, so can he enforce it? So far i know of 2 other neighbours who also misunderstood the content of the letter, but i cannot contact all the others since they rent out their properties….. can anyone help me?? thanks for any help

No doubt your "association" was formed as a private limited company, owned by all fifteen, and the four on the committee are its board of directors. Obviously, it can sometimes be better to have four people to whom decision-making is delegated, than trying to get a consensus of all fifteen. Directors can conduct the company’s business without referring to all the members on everything – I own shares in Barclays Bank, but it doesn’t ask me how much interest to charge on the loans it makes, or what colour to paint its branches. However, all management companies (including ones owned by the residents) now have legal constraints on how they go about spending the communal funds, and it is possible for disaffected members to call an extraordinary meeting, kick out any director (or all of them) by a simple majority, and appoint new directors. You need to take legal advice on the situation, which will cost money, but if enough of you are angry enough, that will spread the cost.

Would it be unethical to apply for the same backfill position my boss is temporarily filling?

Our mgr quit a couple months before our client renewed our contract; thus a floater from our IT company was sent to ‘backfill’ for the interim while we waited for our client to renew our contract…

Supposedly they were putting it out to bid so things looked grim, last minute the client’s board of directors decided they didnt have time to put it to bid so they just extended it for another year.

Back when they decided to put our interim manager in place they said that they would make the position ‘available’ to be backfilled once there was a contract renewal in place.

Truly, I think it is just a scam so that it doesnt backfire to them (HR) in the future. I was the guy that was next in line and that our former mgr had trained/mentored until some new VP guy decided to throw my current interim boss in front of the line….

Not at all.

15 Tompkins Slam Dunk Extravaganza – SUNY Cortland May 2008

The Slam Dunk Extravaganza at 15 Tompkins in Cortland, NY was one for the ages folks. Mastermind (name to be left confidential) put together a show that brought out the creativity, and the showmanship of Cortland’s finest athletes. This video is the condensed YouTube version, the original version is about 5 minutes longer, It is priceless, not for sale, and is only available to a select few. If you were not one of the 100 people there on this May afternoon in 2008, on behalf of all the judges, board of directors, and the creator, we truly feel sorry for you.

i needed positive feedback and some compassion, my mother died of breast cancer and i worked for a hospital, thats is really depressing, i have asked my family doctor for a phyc. consultation. my personal physician is also the hospitals director of the board. so thanks for all the responses so far i need help. and money, they cut off my unemployment because they told unemployment i was working some where part time. i will never work again. i have been reduced to nothing, now receivng medicaid, in the welfare line. how sad after 32 years of dedicated service. the person i trained, was about 9 years younger then myself. i was 50 at the time. no hard feeling for her. and noone has stayed in touch with me.
thanks again for trying to help me. god bless all of you, for trying to help me. there still are good people out there. i will always believe that. and what goes around comes around. i’m not a mean person i would do anything for anyone.

I didn’t see your 1st question but i understand where you’re coming from. I lost my job lastyear after 23 years (plant closed). Thought i had a future with them but now relize that job security is a thing of the past. It’s been a tough year. Took a couple different jobs and hated them both. Quit both after only 3 weeks. Fortunately, i’m in a position that i don’t need to work for awhile yet. Using my savings and severance pay to survive for awhile. Depression was really bad for awhile but i’m coming around and starting to live again thanks to a couple close friends. My heart goes out to you. We’ll make it somehow.

Would you consider another thought on Assisted Living that might work for us Senior Citizens?

Please comment – I received this from a dear friend today – I like the concept very much…

Food for thought:

Let’s put the seniors in jail, and the criminals in nursing homes.

This way the seniors would have access to showers, hobbies, and walks.

They’d receive unlimited free prescriptions, dental and medical treatment , wheelchairs,
etc.

And they’d receive money instead of paying it out.

They would have constant video monitoring, so they could be helped instantly if they fell
or needed assistance.

Bedding would be washed twice a week, and all clothing would be ironed and returned to
them.

A guard would check on them every 20 minutes, and bring their meals and snacks to their
cell.

They could have family visits in a suite built for that purpose.

They could have access to a library, weight room, spiritual counseling, pool, and
education.

Simple clothing , shoes, slippers, P.J.’s and legal aid would be free, on request.

Private, secure rooms for all, with an exercise outdoor yard — with gardens.

Each senior could have a personal computer, TV, radio, and daily phone calls.

There would be a board of directors to hear complaints, and the guards would have a code
of conduct, that would be strictly adhered to.

The criminals would get cold food, be left all alone, and unsupervised.

Lights off at 8 p.m., and showers once a week.

Live in a tiny room , and pay $4,500.00 per month and have no hope of ever getting out.

I would guess that the point of this old joke is not to be taken literally but the comparison in many areas in our country of the amount of budget expended on criminal housing & adequacy vs housing & care for the Aged. The workhouses of prison are not – the high security prisons are air-condition, properly staffed, medically attended. Few indigent Aged will be afforded the compassionate attn that would be proper – even at a lower cost.. We tend to be much more benevolent towards criminals – even excessively.

Laws that pertain to recording and transcribing P.O.A.meetings in South Carolina?

I belong to a Property Owners Association, we have some differences of opinion how the Secretary of the Board of Directors is to legaly transcribe the meeting minutes. One says we only have to report motions, votes, date, resolutions, dates, votes, and discussion’s by the Board. The other group says, all of the above must be included in the minutes. Also should be transcribed with comments from the homeowners, business conducted, reporting questions from the homeowners and responses from the Board of Directors. Decisions made, Cost of projects, biding requirements,and all general information to inform the homeowners of the Boards actions at all meetings.

No laws, just rules that are expected

The minutes of the previous minutes were read and approved by Shirley Grissett, Board Secretary.

All state officers made a report of their Regional Competitive Events. All stated that their competitive events were a success. In the president’s report, Brooke Barton stated that she assisted with the Western and Northwest Regions. She thanked everyone for this year’s work on the State Annual Business Report for National.

Ms. Skinner stated that Mr. Roy Allen, chairperson of judges, asked that judges be recognized for service of ten years or more. The motion was properly moved, seconded and carried.

NEW BUSINESS
Ms. Skinner announced the names of the new board members.
Ms. Stephens discussed increasing the membership of High and Middle School FBLA chapters.
Mr. Tim Paschall was recommended as Businessperson of the Year. After the board members reviewed the recommendation of Mr. Paschall, a motion was made, properly seconded and carried.
Information in reference to the James L. White Scholarship was passed to the board members. There was a discussion in reference to the amount and the number of scholarships to grant for this year. Ten students applied for the scholarship.
ANNOUNCEMENTS
?All Courtesy Corp changes are to be submitted to Mrs. Cheryl Barton.
?Mrs. Skinner thanked the state officers for their hard work and dedication. The meeting adjourned at 9:30 p.m.
